Project Summary

Highland Commons Residences is a mid-rise residential condominium development by Altree Developments in Scarborough. This new luxury condominium close to a campus university promises to be nothing short of a great real estate opportunity.

Highland Common’s secluded location will remain well connected to the city. It is served by many transit routes and expressways. A proposal for a future transit line suggests more convenience is yet to come to this great neighbourhood. This pre-construction project is located at 1625 Military Trail in the  Highland Creek neighbourhood, close to the major intersection of Morningside and Kingston Road.

Amenities

Highland Commons is an eight-storey development with total of 620 residential units. They are located in two separate buildings. These buildings stand 27-metres high side-by-side along Military Trail. The eastern building holds 301 units while the western structure holds 319 units.

Living units come in the following configurations and sizes:

  • 124 studio units (101–126 square metres)
  • 217 one-bedroom units (126–171 square metres)
  • 123 one-bedroom + den units (171–218 square metres)
  • 71 two-bedroom units (218–244 square metres)
  • 22 two-bedroom + den units (244–274 square metres)
  • 63 three-bedroom units (274–320 square metres)

This development features 49 condo suites equipped with their own private entrance. Ground-level units are two storeys high and usually contain three bedrooms. Both Highland Commons buildings are U-shaped and wrap around an outdoor courtyard. The two courtyards combine for 1,269 square metres of outdoor amenity space. These are located towards the rear of the site and face towards Highland Creek.

Each building hosts three interior amenities spaces each. Totalling 1,240 square metres, these spaces are are found towards the centre of the site. Here, a private driveway running north-south separates both buildings.

This driveway provides access to both condo lobbies. It also allows cars to reach the underground garage. This 2.5-level garage contains parking space for 577 vehicles. 474 of these spaces are reserved for residents.

Location & Neighbourhood

Highland Creek is a small Scarborough neighbourhood where nature is put at a premium. Highland Commons Residences is located next to the ravine for which the community is named. As this is a protected waterway, much of this neighbourhood has remained undeveloped. This provides this condominium with privacy and quick access to area parks. These include Colonel Danforth Park.

Highland Creek’s most important landmark is the University of Toronto — Scarborough Campus (UTSC). It is located just 12 minutes away from the condo by foot. With the proximity of this university campus, Highland Commons would serve as an ideal off-campus residence.

Local residents will be a 5 minute car drive away from the retail area at Morningside and Lawrence, and 34 minutes away from Scarborough Town Centre by transit. Sitting at the intersection of Highway 2A, motorists will also have a quick access to Highway 401 eastbound. This area is also close to two GO train stations, Guildwood GO and Rouge Hill GO. This allows for quick commutes downtown.

Future transit plans suggest the Eglinton East LRT will make a nearby stop at UTSC. This proposed 15-kilometre Line 5 extension will provide a great deal of convenience.
